through organic development and acquisition.
Development Pipeline
• Since listing, a-iTrust has developed 2.8 million sq ft or 41% of its existing completed space.
• a-iTrust owns vacant land with 2.5 million sq ft of potential built-up area (including Aviator) in the
Special Economic Zone (“SEZ”) within International Tech Park Bangalore.
• The Trust is currently constructing Aviator, a 601,360 sq ft multi-tenanted IT building in International
Tech Park Bangalore. Construction of Aviator is expected to be completed by December 2013.
• The remaining 1.9 million sq ft of potential built-up area will be developed in phases, according
to market demand.
Sponsor Pipeline
• Ascendas India Development Trust (“AIDT”) and Ascendas Land International Pte Ltd (“Sponsor”)
have granted to a-iTrust, Rights Of First Refusal (“ROFR”) to acquire income-producing properties
held or to be acquired by them.
• These agreements provide a-iTrust with a clear pipeline of quality assets to acquire over the next
few years.

AIDT focuses on developing integrated real estate projects with office, retail and other commercial
components. It has committed equity of S$500 million with target investment size of S$1 billion.
AIDT possesses land with total development potential of 10 million sq ft in key cities such as
Gurgaon, Chennai & Coimbatore.

The Sponsor owns:

CyberVale, an IT SEZ in Chennai with 567,480 sq ft of income producing space and 4.3
acres of land (which can be developed into a 371,000 sq ft building).

International Tech Park Pune, a 2.2 million sq ft development. The first phase of 0.6 million
sq ft was recently completed.
